Maintenance/Repairs: The landlord is responsible for major repairs, including plumbing, electrical, and structural issues, unless damage is caused by tenant negligence. The tenant is responsible for routine maintenance, including lawn care, changing light bulbs, and replacing air filters. Tenants must promptly notify the landlord of any repair needs. All repair requests should be made in writing. 

Landscaping Maintenance: The tenant is responsible for maintaining the landscaping, including lawn care, trimming, and upkeep of any trees, bushes, and flower beds. The tenant must ensure that the yard and outdoor areas remain clean and well-maintained throughout the lease term. 

Additional Fees: 

Late Payment Fee: $100 if rent is not received within 5 days of the due date 

Landscaping Fee: $150 if the tenant fails to maintain the landscaping as outlined in the lease agreement 

Pet Fee: $50 a month per pet 

Move-in/Move-out Requirements: Tenant must provide at least 30 days' written notice prior to moving out. A move-in inspection will be conducted with the tenant to document the condition of the property. Tenant is responsible for leaving the property clean and in good condition, with all personal belongings removed. The security deposit will be returned within 30 days of move-out, subject to any deductions for damages or unpaid fees. 

Renters' Insurance: Tenant is required to carry renters' insurance with a minimum liability coverage of $100,000. Proof of renters' insurance must be provided prior to move-in and maintained throughout the lease.
